Will you be listing my home on the MLS or actually buying it?
Great question. We’re not agents, and we don’t list homes. We are professional home buyers: We buy homes in [market city] that meet our purchasing criteria. From there, we may repair the home and resell it or keep it as a rental.
Do you pay fair prices for properties?
Many of the homes we purchase are below market value (we do this so we can resell at a profit. We seek to obtain a fair discount on a property. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), allow sellers to forego expenses to fix up the property (including time, effort, and funds). Sellers also don’t pay agent fees. If that’s what you’re looking for and you see the value in getting your home sold fast, let’s see if we can come to a fair win-win price. Our no-obligation pricing commitment means you do not have to move forward with the offer we give…but it’s good to know what we’re offering!
How do you determine the price to offer on my home?
Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and the value of comparable homes sold in the area recently. As you know, home values have taken a huge hit in the last 5 years, and most areas still haven’t seen prices come back up. We take many pieces of information into consideration and come up with a fair price that works for us and you, too.
Are there any fees or commissions to work with you?
This is what makes our process stand out from the traditional method of selling your home: There are NO fees or commissions when you sell your home to us. We’ll make you an offer, and if it’s a fit then we’ll buy your property. We’ll often pay for the closing costs too! No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit. We take all the risks about whether the home can sell for a profit. Once we buy the home, the responsibility is ours and you walk away without the burden of the property and its payments… and often with cash in your hand.
How are you different from a real estate agent?
Real estate agents list properties and hope someone will buy them. The agent shows the properties to prospective buyers, if there are any (the average time to sell a property in many markets right now is 6-12 months), and then takes a percentage of the sale price if they sell it. Oftentimes, the agent’s commission is 3-6% of the sale price of your home (so if it’s a $100,000 home, you’ll pay between $3,000 – $6,000 in commissions to an agent).
Agents provide a great service for those who can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys homes. We don’t list homes. Since we’re the ones buying the home from you, and we pay with all cash, we can make a decision to buy your home within a couple of days (sometimes the same day). Again, we make our living by taking the risk to buy the home with our own cash, repair it, and market it ourselves to find a buyer (which is the hard part in this market).
Is there any obligation when I submit my info?
There is absolutely zero obligation for you. Once you tell us about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision whether or not you’d like to sell your home to us. We won’t hassle you, won’t harass you, and it’s totally your decision. We let you decide what’s right for you.
What does “as-is” mean?
We buy your Central Kentucky home as-is, meaning you don’t have to do repairs, fix it up, or get it ready for showings. We’ll handle all repairs, inspections, and cleanout after we purchase your home. We factor this into our offer, but it saves you the cash, time, and headache of getting your home ready to sell.
What does an “all-cash offer” mean?
“All-cash” means exactly that—all cash for your Central Kentucky home. Because we are local real estate investors purchasing your house directly, we don’t rely on bank financing like retail buyers. When you sell to us, there’s no risk of the loan falling through or closing being delayed. When we make you an offer, that’s the amount you’ll receive at closing.
How fast is a fast closing?
After you send us information about your home, we can make you a no-obligation, fair all-cash offer in as little as 24 hours. Once you accept, we close at a local, reputable title company in as little as 7 days—or on a later date if that works better for you. Compare that to the 30+ days it can take to close when listing your house the traditional way.
What if I don’t need a fast closing?
At Impact Home Buyers, we work on your time frame. If you don’t need a fast closing because you’re making arrangements or still looking for your next place, we’ll schedule closing on the day that works best for you—and can often let you stay a bit after closing if needed.
Will I get a lowball offer?
Our goal is to provide you with the fairest offer possible. Unlike some buyers or big tech companies, we’re transparent about how we arrive at our offer amount. What we offer is based on what the property should be worth after needed improvements and upgrades. We’re happy to walk you through the numbers so you can see how it all works.
Is this even legit?
Yes. Thousands of homeowners across Central Kentucky and beyond now use trusted cash home buyers as a faster, easier, and more transparent way to sell. That’s where we come in. We offer an option for homeowners who don’t have the time, money, or desire to list for top dollar. We’ll listen to your situation, make you a clear all-cash offer, and close on the timeline that works for you.
